As a Senior Planner at the Municipality of Anchorage, I used SketchUp to create conceptual development models that help visualize important aspects of existing and proposed zoning regulations. These visualizations helped refine proposed zoning text amendment language and made it easier to communicate some possible results of code changes to stakeholders.
The below images are an example of an iterative series of models that I created for the R-4A Mixed Use Zoning District Text Amendment. For this project, the models were used to help visualize the possible cumulative implications of the varying FAR bonus allowances, design standards, height/step-back regulations, and frontage requirements in the proposed text amendment.
There are many factors that would affect a "real life" development proposals, and concepts under those proposals they would differ from the models I developed. However, the greater understanding conferred by these visualizations assisted in refining language and requirements in proposed text amendments, particularly by ensuring that proposed changes would support project goals while avoiding unintended consequences.
